5 questions to ask before hiring a plumber for your NoVA home

It's 10 PM, your water heater just died (or there's water pooling under the kitchen sink, or the toilet won't stop running), and you're scrolling through reviews trying to pick someone for tomorrow. Half the companies sound sketchy. These five questions will tell you quickly who's worth letting into your house. For each one, we'll tell you what a good answer sounds like, and how we answer it ourselves.

1. What's your license number?

A legitimate plumbing company will give you its license number without hesitation. In Virginia, master plumbers carry a state license that you can verify at dpor.virginia.gov. The Department of Professional and Occupational Regulation lookup shows whether a license is active and any disciplinary actions on record. It's the fastest way to weed out handymen posing as licensed professionals.

If someone hems and haws, changes the subject, or says "we're fully licensed and insured" without giving specifics, keep looking.

2. Will you put the quote in writing before you start?

A verbal number is easy to change once the work is underway. A written quote isn't. Ask whether you'll see the full scope and price in writing before anyone picks up a tool, and what happens if they find something unexpected once the work starts.

Accurate diagnostics and specialty services take time, tools and expertise. When we diagnose a problem, we may use specialized equipment, test water pressure, or camera-inspect your drain and sewer lines. What we find goes into a written, upfront quote before any work begins.

3. Can you show me the problem?

This is where good plumbers shine and bad ones stumble. A confident professional will walk you through exactly what's wrong, show you camera footage if it's a drain issue, or take you to the problem area so you can see the damage yourself.

If someone just tells you the price without explaining the problem, something's off. We regularly show customers corroded pipes, blocked drains on camera monitors, or failed components so they understand exactly what they're paying to fix. Seeing it yourself is also the easiest way to judge whether the recommendation makes sense, and whether a repair or a replacement is really on the table.

4. What's the warranty on this work?

"We guarantee our work" means nothing without specific terms in writing. Ask how long the warranty runs, what it covers, and whether it's parts and labor or labor only.

A company that's confident in its work will put those terms in writing before it starts. If someone gets vague, you're taking an unnecessary risk. Get the details before any work begins, not after the job is done. Once the invoice is paid, your leverage is gone.

5. Is this a repair or a replacement?

Honest plumbers will tell you when a targeted repair makes more sense than a full replacement, and when it doesn't.

Sometimes a targeted repair buys you a few more years before you need to address the bigger issue. Sometimes the small fix is just delaying the inevitable, and you're better off doing it right the first time. A good plumber explains both scenarios and lets you make an informed decision.

Why these five questions matter

They take a few minutes, and they'll protect you from shoddy work and repeat visits. Any company that gets defensive about licensing, warranties or explaining its diagnosis isn't the right fit for your home.
