When your water heater stops working: what McLean homeowners should know

Nothing tests your patience like stepping into a cold shower on a Tuesday morning. If it just happened in your McLean home, the three things we look at first are the unit's age, hard-water sediment, and, on a tankless unit, scale from skipped maintenance.

Tankless and hybrid units fail too, not just older tanks. When they do, getting hot water back means diagnosing the unit, deciding between repair and replacement, and pulling the Fairfax County permit if it needs replacing.

What our technician checks first

When you call with no hot water, the first job is figuring out whether this is a part or the whole unit. Sometimes it's a failed thermostat or heating element, which is a straightforward water heater repair, especially on a unit that's only a few years old. Other times the failure is a sign of a system that's simply run its course.

On electric tank units, sediment is a common culprit. A layer of mineral on the bottom of the tank makes the heating elements work harder until one fails. On tankless units, scale on the heat exchanger trips error codes and shuts the unit down. Telling those apart from a unit that's done is exactly why a proper diagnosis comes before any decision.

Tankless units need regular service

Some homes in neighborhoods like Chesterbrook, Franklin Park, and the area near Langley run tankless water heaters instead of standard tanks. These systems are efficient and can deliver continuous hot water.

They do need upkeep. Tankless manufacturers call for periodic descaling, and scale damage from skipped maintenance generally isn't covered under warranty. Skip it and you risk a denied warranty claim, not just a breakdown. Keep the service records; that paperwork is what the manufacturer will ask for if you ever file a claim.

Hard water and sediment

McLean is on moderately hard to hard water. Those minerals settle out inside water heaters, tank or tankless, as scale and sediment. The same mineral buildup affects fixtures throughout the house, so when we're there for the water heater, we also check the area around the tank for leaks and look at whether scale is showing up elsewhere.

How old is your unit?

Most tank-style water heaters last roughly 8 to 12 years, and many McLean water heaters are already past the 8-year mark.

These units rarely give much warning. They work fine, then one day they don't. If yours is approaching or past that age, have it evaluated now so you replace it on your schedule, not its own.

Repair or replace?

Age is only part of the answer. A newer unit with a bad element is usually worth repairing. If your unit is past the 8-year mark and showing sediment-related symptoms, replacement usually makes more sense than repeated repairs. Our repair-or-replace guide walks through how we make that call.

What drives the cost of a replacement is the unit you choose and what the installation involves. Pioneer gives a written, upfront quote before any work begins.

Emergency replacement and the permit

When a water heater fails completely, things move fast. Water heater replacement means sourcing the right unit and securing the permit, often in a tight window.

Fairfax County requires a permit for water heater replacement, and skipping it can cause real problems later, especially during a home sale or inspection. We explain why in our post on Fairfax County's water heater permit requirement. When you work with a company that does this constantly, the permit step doesn't slow you down much.

Pioneer Plumbers is a family-owned, licensed and insured company, and new installations and replacements carry a written 1-year parts-and-workmanship warranty. If someone else has already quoted you a replacement, we're happy to give you a free second opinion.
